How to Hit the ground running when selling in the housing market in 2023 with our ‘Property punch pack’

Whilst most of us wrap up for Christmas , some will be thinking about moving home next year. If this is you, read on.. we’ve lots of useful insight to help you into a successful sale in 2023 and beyond!

Selling a home in the last 24 months has been stressful, and the market moved fast. Moving into next year, my advice is to prepare as much as possible, as the law of attraction dictates, those that prepare to succeed, do, those that fail to prepare, Fail.

So how can you make your home stand out when it comes to attracting a buyer, and put yourself in the advantageous position of progressing forwards when it comes to finding a good buyer?

I don’t have a magic wand, but I certainly have a lot of experience to help and advise.

If you aren’t quite ready, here are a few hints and tips to consider for when you are:

CHOOSE A GOOD LOCAL SOLICITOR

The old saying goes, you get what you pay for. A good local solicitor is worth their weight in gold when it comes to navigating a property sale or purchase. Communication is KEY. We have connections to 4 great local solicitors who can offer you impartial advice and a quotation when needed. Ask us for more information, or do your own research here when possible!

GET YOUR PROPERTY IN ORDER FOR BUYERS QUESTIONS AND SOLICITORS ENQUIRIES

Knowing what your plus points, and negatives are, will strengthen your attractiveness to a buyer and ease navigation through a solicitors enquiries process. Things like warranties and work undertaken are a great place to start. Think if what you would want to know when buying a home, and do your research. Time to dog out that old purchase file!

Information the buyers’ solicitor / Estate agent will require (where relevant):

  • Land Registry documents
  • EPC
  • Compliance sign off for septic tank
  • Wood burning stoves and fires – HETAS certificates
  • Electrical certificate
  • Agreements relating to shared drives or other shared space
  • Planning permission and building control sign off documents where building work has been undertaken
  • Existence and details of any covenants
  • Building and content insurance documents
  • Who owns boundary fences/walls
  • Any easements, rights of way, access issues
  • Leasehold documentation
  • Often solicitors ask for FENSA certificate if any windows have been replaced
  • Any other warranties / guarantees relating to the property along with electric / boiler checks documentation

Not required but good to have:

  • Details of external and internal work that’s been undertaken, dates, suppliers / tradespeople
  • Copies of recent utility bills
  • Copies of insurance documentation
  • Contact details for local tradespeople used for repairs / maintenance / supply of logs
  • Broadband provider and speed
  • Paint colours used throughout the property

FOCUS ON Selling points:

Use the opportunity to highlight what’s marvellous about the property / area such as:

  • Local shops / pubs / cafes / bars / markets that you recommend
  • Local societies
  • Local schools
  • Proximity to nearest stations/tube stations
  • Likes about your property and what makes it special
  • An insight into the lifestyle of the property – and sell it!
  • Make sure your agent hi lights the good bits and really adds impact to your property listing!
